Paint & Finishing

Progress is still looking good for possession on Sept 30th.  Painters are done in the basement and flooring will start in the basement on Tuesday September 8.  As the painters continue to work on the upstairs the the flooring will follow.  Once the flooring is complete Kelly will finish off the baseboards.  Final installation of the plumbing fixtures, electrical and hardware will follow.

Paint, rock & cabinets

Progress is looking good, will easily finish all of the trim work this week, cabinets are installed and ready for templating the counter tops today.  The decorative rock work is finished.  We will focus on flooring, tile, fixtures and final paint over the nest few weeks.

The push is on

Due to a personal injury this blogs pot was neglected for nearly 7 weeks however the job site continued to run full force.  The crews on site completed the vinyl deck surface, lower concrete patio, exterior stairs, exposed aggregate front steps and driveway.  The retaining wall on the south side of the home was also completed.  On the interior the electrical, insulation and drywall was completed and all inspections by the City of Kelowna and New Home Warranty passed with no issues.  The painters have completed the prime coat and second coat. Stair railings were installed, interior doors and trim work has been started and is expected to be completed about August 20th.  Between now and August 20 we will also complete the exterior cladding, rock work,deck railing, rain gutters, garage doors, exterior painting.  This will leave us roughly 5 weeks for flooring, cabinet work and final trim work.

Electrical and Siding

The electricians have been busy working away over the past few weeks, everything is in the right place.  We made some changes to the front stairs, a bit wider and added  the curve with two risers it now looks like a grand entrance.  The retaining walls have been started and should near completion on the high side by the end of the week.  We are ready for all of the concrete work, back patio, garage floor, garage driveway, and front stairs.  We will continue with the exterior siding over the next two weeks and during this time the vinyl deck surface will also be installed.

Lock-up and mechanical

Framing is completed, all interior walls are in place, roof is on and the windows are in.  The crew is busy forming the front step area ready for the concrete.  Plumbing rough-in for all plumbing drain lines, water supply lines and all heating ducts are also in place.  The laminate shingles will start on Tuesday and the  electricians will be starting next week.  When this next round of inspections are complete, we will start the drywall and insulation.

Framing

The weather has been in our favor and all is moving forward nicely.  the basement walls are all standing  with the floor joists and floor sheathing in place.  The main floor walls were framed this week and the roof trusses are arriving Friday morning.  Sub-trades for plumbing, heating, electrical and roofing have all been notified so we should be onto the next phase without any issues.  Took a few pictures of the fantastic views but they hardly do justice to the spectacular views from Peachland all the way to Lake Country.

Busy time with concrete

It's been nearly two weeks since our last post and there has been a lot of changes.
After stripping the concrete forms we applied a damproofing system around the perimeter of the walls.  Next we installed the weeping tile, perforated white PVC 4" pipe around the entire perimeter with a connection to the ground water system provided by the city.  The Weeping tile was covered with washed gravel and a cover of landscape fabric to prevent loose dirt from entering the system.  Next we installed the rain water leaders, solid  white PVC 4" pipe to capture all rain water from the roof line, risers are located at specific points around the perimeter these will collect water from the down spouts of the rain gutters. The Rain water collection system is also connected to the same system provided by the city.
When we formed the frost walls we created a 6" corbel to allow for an extra 1 1/2" of rigid insulation on the inside of the wall to make a continuous flow of insulation from the footing to the roof line.   Rigid insulation was then placed on the interior face of all of the frost walls. Once all the plumbing was in place we filled the interior area of the basement with compacted fill and 6" of Radon rock.
Within the 6" layer of radon rock we installed a perforated 4" PVC pipe connected to a solid elbow and solid riser.  The system collects the potential radon gas beneath the floor and will be vented through the roof. A 6 ml poly vapour barrier was installed and sealed to the perimeter with non hardening acoustic caulking and all protrusions were sealed with red tuck tape.
Next we installed 10 mm steel reinforcing bar across the entire floor area, each length of rebar is drilled into the concrete to prevent the floor from any potential shifting.  We expect all concrete to crack so the rebar will only minimize the cracking but it will stop it from shifting vertically between any of the cracks.
During the same time as the above work was being done, we also completed the concrete footings and walls for the garage, this was poured at the same time as the basement floor on April 10
